The village’s biggest asset is also its siding’s biggest enemy: mature trees everywhere. The maples that shade Coldwater Road and the older streets drop pollen, sap, and organic debris that feed green algae film — especially on north-facing walls and anywhere the sun doesn’t reach by afternoon. Homes near the Coldwater River and the mill pond get the extra humidity that mildew loves.
Outside the village, rural properties toward Vasey, Fesserton, and the Medonte hills fight a different battle: road dust from gravel and busy Highway 12 traffic settles into a grey film that dulls siding a little more every season. Soft washing works by chemistry, not force: detergents kill algae and mildew at the root, then a gentle rinse carries everything off. It’s safe for vinyl, aluminum, painted wood, brick, and stucco, and results last longer because the growth is dead rather than just blasted back. Siding, soffits, eaves, and trim all come back to an even finish.
